When Ebrahim Patel, owner of the renowned Vogue Beds in Barwell, Leicestershire, needed to prepare his 60,000 sq ft manufacturing facility for sale, the stakes were high. With estate agents booked for a valuation and a strict 5-day window for clearance, One Clear was brought in to ensure the site was market-ready.

The Challenge
The project was defined by its massive scale and tight timeline:
- High Volume: 55 tonnes of mixed manufacturing waste required removal.
- Large Footprint: The 60,000 sq ft site layout required significant manual handling and long-distance walking to extract materials.
- Time Pressure: The site needed to be empty and swept for a high-stakes valuation within 5 days.
- Environmental Goals: The client prioritised a high recycling rate to reduce landfill impact, despite the tight deadline.
Our Execution
We deployed a high-capacity logistics plan to beat the clock:
- Specialist Manpower: A dedicated 12-man team worked in shifts to manage the dismantling and loading phases.
- The Fleet: 5 Luton vans operated on a continuous rotation to maintain momentum.
- On-Site Segregation: Despite the speed of the job, our team meticulously segregated wood, metal, textiles, and foam. This ensured that the majority of the 55 tonnes was diverted from landfill and sent to specialised recycling facilities.
- Strategic Logistics: We optimised “walking routes” within the factory to move the high volume of bed manufacturing remnants efficiently.
